Plans approved for new apartments by Holes Bay in Poole

Plans to develop 46 apartments on council-owned land by Holes Bay have been approved by councillors.

Members of Borough of Poole’s Planning Committee, at a meeting held on Thursday 16 July, voted to grant an application made by Spectrum Housing Group, subject to conditions and referral to the Secretary of State.

The development, comprising 35 two-bedroom apartments and 11 one-bedroom apartments, will be built on land-owned by Borough of Poole at the junction of Holes Bay Road and Sterte Road. The application also included undercroft parking for 37 vehicles, internal cycle, refuse and recycling storage and landscaping including public art.

Of the 46 apartments, 18 will be secured as affordable housing under a S106 agreement and made available to people registered on Borough of Poole’s housing waiting list.

In addition the council is likely to secure contributions towards community infrastructure in the borough in the future.

Cllr Peter Pawlowski, Chairman of the Planning Committee, Borough of Poole, said: “The committee welcomed the use of underused council-owned land to increase housing supply in the town. Naturally there was some disappointment that not all the apartments would be affordable homes. Whilst the committee was satisfied with arrangements to provide future flood protection, due to the site's harbour side location, the final decision on that issue will rest with the Department for Communities and Local Government.”

Cllr Karen Rampton, Cabinet Portfolio Holder for Housing, Borough of Poole, said: “Securing affordable housing remains one of the council’s highest priorities. Whilst it is disappointing that this scheme is not able to deliver 100% affordable housing on this site, due to recent Government changes to social housing rents which has affected the scheme’s viability, it is still helping us to meet Poole’s housing challenges.”
